Why so many Smyrna ceilings still have popcorn
Smyrna's housing splits into distinct eras, and each one changes how a ceiling should be handled. Roughly half of the city is detached single-family homes, with a median construction year around 1990 — which means an enormous share of local ceilings went up right in the peak popcorn decades. We've built our process around the specific homes on Smyrna's streets, not a generic national checklist.
Before we quote, we ask one question first: what year was your home built? The answer determines whether testing is needed, whether wet-scraping is possible, and what the ceiling underneath likely looks like.
Older ranches & split-levels
Neighborhoods like Smyrna Heights, Forest Hills, and the streets off Concord Road hold mid-century ranches where texture may predate the 1977–1978 federal asbestos bans. We coordinate a certified lab test before any scraping — no exceptions.
Subdivisions & townhomes
The 80s wave of builds near King Springs, Belmont Hills, and the Cumberland edge used popcorn as the default builder finish. Usually asbestos-free and wet-scrapeable — the fastest, cleanest projects we do.
Newer builds & renovations
Many 90s homes near the Market Village redevelopment area have popcorn only in bedrooms or hallways, with smooth or knockdown elsewhere. We match the existing finish so the whole ceiling reads as one surface.
Ceiling services for Smyrna homes
Popcorn removal + smooth finish
Wet-scrape removal followed by a full skim coat, sanding, stain-blocking primer, and two coats of flat ceiling paint. You get a true smooth ceiling — not a scraped one with seams showing.
Asbestos testing coordination
We arrange certified lab sampling before disturbing older texture. If it tests positive, we connect you with licensed abatement or quote a skim-over encapsulation instead.
Skim-over encapsulation
Painted texture can't be wet-scraped. We skim-coat directly over it, burying the popcorn under a smooth, permanent finish — often faster and cleaner than removal.
Stain & crack repair
Old roof-leak stains, cracked seams, and nail pops hide under texture for decades. We seal, re-tape, and feather everything flat as part of the skim stage.
Vaulted & two-story ceilings
Late-80s Smyrna builds love a vaulted great room. We scaffold and finish tall foyers, stairwells, and cathedral ceilings that ladder-only crews turn down.
Knockdown & level-5 finishes
Prefer light texture over dead-smooth? We apply knockdown or orange peel to match the rest of your home, or take high-visibility rooms to a level-5 finish.
A dust-controlled process, start to finish
Inspection & age check
We walk the rooms, note prior paint, water stains, and ceiling height — and if your home predates 1985, we coordinate a lab sample before anything else happens. Results in 24–72 hours.
Containment & protection
Floors, walls, fixtures, and furniture are wrapped in plastic sheeting; each work area is sealed at the doorway. Ceiling fans and can lights are dropped or masked.
Wet-scrape removal
The texture is misted until it softens, then scraped clean in sheets — keeping airborne dust to a fraction of dry methods. Debris drops onto the plastic and leaves with it.
Skim coat & sand
Scraping alone leaves gouges and seam shadows. We skim the full ceiling with joint compound, let it cure, and sand with HEPA-vacuum-attached sanders for a genuinely flat surface.
Prime, paint & walkthrough
Stain-blocking primer, two coats of flat ceiling white (or your color), containment comes down, and we walk every room with you under raking light — the harshest test a ceiling can face.
What popcorn ceiling removal costs in Smyrna

| Asbestos lab test (pre-1985 homes) | $75 – $150 | Certified lab, 24–72 hr results |
| Vaulted / two-story ceilings | Add per quote | Scaffolding and lift work |
Ranges reflect typical Smyrna-area projects and are confirmed with a free written quote after an in-home visit. If texture tests positive for asbestos, licensed abatement is quoted separately by a certified abatement contractor.
Popcorn ceiling questions from Smyrna homeowners
My home was built in the 1970s. Could the texture contain asbestos?
It's possible. The CPSC banned asbestos in patching compounds in 1977, but the ban covering spray-applied ceiling texture didn't take effect until 1978, under a Clean Air Act amendment (EPA source). Existing product was legally installed into the mid-1980s. Many ranches in Smyrna Heights and Forest Hills fall in that window. We coordinate a certified lab test on a small sample before any scraping — results typically come back within 24–72 hours. If it's positive, your options are licensed abatement or a skim-over that encapsulates the texture without disturbing it.
How dusty is removal? Can we stay in the house?
We wet-scrape rather than dry-sand wherever possible, seal each room with plastic containment, and run HEPA filtration during sanding. Most families stay home and simply avoid the rooms being worked that day. A single room typically goes from popcorn to paint-ready in 2–3 days.
Our popcorn ceiling has been painted over. Does that matter?
Yes — paint seals the texture so water can't soften it, which rules out wet-scraping. Painted popcorn is usually best handled with a skim-over: we coat directly over the texture and bury it under a smooth finish. It's often faster, cleaner, and less expensive than fighting sealed texture off the drywall.
What's hiding under the texture — will there be surprises?
Usually a few. Old water stains, cracked drywall seams, loose tape, and nail pops are standard in 40-year-old ceilings. All of it gets repaired during the skim stage: shellac-based primer seals stains permanently, and seams are re-taped and feathered flat. Surprises change the timeline occasionally, but rarely the outcome.
How long does a whole house take?
A typical 3-bedroom Smyrna home runs 4–7 working days: containment and scraping, two to three days of skim coating and drying, then sanding, priming, and two finish coats. Vaulted great rooms and two-story foyers — common in late-80s builds near King Springs — add a day or two for scaffolding.
Do you also remove texture from walls?
Yes. Some 70s and 80s Smyrna homes have textured or heavily patterned walls too. The same skim-coat process applies, and doing walls and ceilings together is more efficient than separate projects.
